NBR-Rental office help--sorry long

I know you ladies will give me honest advice:)

On Sunday I went to take a shower and noticed the hot water wasn't getting hot and I noticed the pilot wasn't lit so I called the after hours line and they came over to check it out. Well come to find out our hot water tank was cracked:() We had to wait until morning  (Monday) for Waterworks to come and replace it. Okay fine, I thought it would be fixed by time I got home at about 6pm. Apparently not because when I got home I had NO water tank and no one was there fixing it. So I called the rental office and they advised it would be fixed within 20 mins...well an hour or so went by and they finally came and it was about 8pm.

At this point I am really umcomfortable because #1 its 8pm and dark outside #2 There are two men I have never met #3 I am home alone with DD.

I had to come to the relaization that it had to be done so I let them in the laundry room and sat on the couch with DD where I could see everything going on. They finally finished up about 9pm, I thanked them and they left. Before they left they told me it would be an hour before the water would be hot which I knew. About 20mins later the water was warm enough for DD to have a bath...I got her finished up and she is drinking her bottle while I flip through my email.

10pm DD is falling asleep and I hear my door bell ring, I thought "who could this be this late?" I look out the peep hole and its one of the Men from Waterworks...Now I am totally uncomfortable at this point so I ask through the door "How can I help you" His reponse "maam I think I left my hoodie in there" Hoodie?? Why would he be wearing a hoodie? So I told him let me check for you, btw I am holding DD also...So I go set her in her walker, I check the laundry room for this "hoodie" and I don't see anything...I grabbed a steak knife out of the kitchen because I have this weird feeling and my hands are shaky. I go back to the door and say "I don't see a hoodie" His reponse "Do you mind if I come in and take a look myself?" I told him Yes I do mind...He stands there rattling his keys and rubbing his hands together for about 30 secs then walks away. I go to the window to peep out the blind and he is standing in the parking lot. ( I am calling Dh at this point) then he runs to his truck and pulls out really fast.

Omg...Dh gets home about 20mins later and I tell him everything

I called my rental office today and reported it. I told them not to send anyone to my home without talking to me first and that I didn't want any work completed after business hours. The property manager agreed.

20 mins later...I get a phone call from my rental office but I couldn't answer, literally 2mins I call them back and one of the guys that works there tells me the city is at my house to inspect my water heater. Wth I just told them not to let anyone in without "talking" to me first.

Please forgive me ladies I am all over the place. Please help me think clearly here, am I crazy? Overthinking this? WWYD? Thanks for reading

  • Oh man, how freaky! I wouldn't have let the guy back in to look for his hoodie either, so weird! 

    I would also be really upset about them letting someone in again after you just told them not to. And they agreed, right? I would definitely talk to them again (with DH) to make it clear that you are not happy with how they handle things.

    Thank you. It scared the heck out of me. I am going to stop in the office on my way home to have a talk with them. Right now I am too pissed to call and I want to calm down first.

  • Take a look at your lease, there should be a line in there about what type of notice they have to give you before entering the unit. Some require 24 hours notice, some say that management or maintenance can enter with no notice. You're getting into a legal issue at that point. What they may verbally agree to may not be worth anything because they can go back to the lease at any time and say it says xyz. Unfortunately I deal with this on a daily basis at work.

    I definitely understand your frustration... and good for you for reporting it. I'd be annoyed/worried too.

  • Maybe I'm crazy too then because everything you said seems pretty reasonable to me. I wouldn't of let him back in either.

  • I definitely understand and sympathize with everything you felt about that situation!  I would have been so angry and freaked out.  I definitely would go over with my DH and talk to the rental office about the situation and tell them how unsafe I felt and how unprofessional I thought that was.  I don't think you were over thinking at all, and there's no way I would have opened that door.  I am a firm believer in that little feeling in the pit of your stomach that we call intuition.

    I would take the lease to them and point it out, then request that all further necessary entries by any staff or subcontractor be put in writing and posted on your door/hand delivered 24+hrs in advance of the needed time of entry. If they give you a hard time about it, I'd tell them that a range of time is fine (say, 3-4 hours like delivery people do), but otherwise, they have to uphold their end of the legally binding document. This is, of course, with the exception of an emergency (which everyone has their opinions on what an emergency is).

    Also, check the tenant-landlord laws in your state; most say that entry has to be during reasonable hours of the day.

    No problem. I'm not a lawyer but I do see both sides of this every day in my job (and don't work for a complex/landlord either!). Unfortunately it's the little things that people tend to overlook that make a big difference.
