Nope and nope. We wanted our home to be as marketable to first time buyers as possible, and not having appliances is a huge issue for a lot of cash strapped buyers.
I've really never heard of the dishwasher being taken. The fridge is a bit more common, but still, I wouldn't do it in this market.

dishwasher: no, fridge: yes. As part of the sale terms we put that fridge was negotiable if they wanted it, but they already had one and we needed one anyway for the next house

In both our house sales, we included all appliances, but we didn't list them in the listing agreement. A realtor can correct me if I'm wrong, but I believe there's a document that includes specifically what appliances, wall fixtures, and etc. will be included in the house sale. One of our realtors advised leaving off the fridge, washer, and dryer to get a little leverage for inspection negotiations.
In all three sales, we had the appliances listed that they did not convey. In two of the sales, the buyer negotiated keeping the fridge and/or washer dryer as part of the contract.
We took the fridge because they didn't ask for it. According to our realtor, "Per a contract, on the first page, under property improvements, kitchen equipment is part of what naturally conveys with a home. For whatever reason, a fridge has never been considered one of those items."
Re: ? for those who have sold a home
DW: no. Fridge: yes.
They both should have been mentioned on that form that says what you will leave and take when you listed, though.

Definitely not the dw--never heard of that.

Yep, we've taken our fridge.
No, we haven't taken the dishwasher in the past, BUT if we buy a bosch like we want to, I'd take it with us and swap it out with a different dw.
I don't think I'd leave a house I'm selling without a dishwasher.
