Do I want to move to Circle C?

DH and I have been talking about moving further west, closer to Mopac. We need a little more house and to be closer to roads that make it easier for DH to get to work (his office is on 360, just north of the bridge.)

There are a couple of houses I've had my eyes on, but we're not in a place to buy. I've lived in this part of town pretty much my whole life and watched Circle C just boom.  

If you live in that area, tell me why you like it so much and why I should consider moving there. Smile

If you live in another part of Austin, and your love your neighborhood, tell me why. I'll consider becoming a Northie is the price is right.

  • we don't currently live there but my brother and sister in law do and they've been pushing us hard to move there.  I can say my 5 year old niece is in a fantastic school there-- I've been really impressed with how involved all the parents are in the class.  They have lots of neighbors who are like them and have several young children.  Plus you get a lot from the neighborhood-- it's well taken care of, lawns are mowed, houses kept up, nice cars-- tells me it's a pretty nice place to live.  I'm also a sucker for seeing kids play together in the yards. 

    That's why we plan to move to Circle C when we have a family.  I grew up in Rollingwood and had a similar feel to Circle C but there is no way we could ever afford a house there unless we knock my parents off-- and murder is illegal.  Stick out tongue

    I would love to live in Circle C mainly for the community. It is definitely a family neighborhood, with family amenities.

    And uh, the location doesn't hurt either. We bought our current house based on it's proximity to Mopac. We're on the (GASP) East side of Mopac, but I love being so close to it. We decided on an older and smaller house because location was so important to us. Living off Mopac is the bestest!

  • is his office at 360/2222 then?  Can't think of any other bridge on 360, so that's what I'm assuming. 

    if that's the area, then I'd look at Steiner Ranch instead.  That'd be a much easier/closer drive for him than Circle C, although slightly further away from town (but Circle C isn't that close to town either).

    The location is great.  I live on the east side too, but still very close to mopac, right across from Bowie.  I love how easy it is to get to Mopac and get to everything.  We will probably eventually move to Circle C when we are ready to get something bigger.

  • I dunno that it's significantly better than where you are. They still have traffic issues and MoPac backs up from that direction as well.

    When DH and I decided to move to that part of town, we wanted to live in CCR. Now that we're not there, I can see that it's probably best that we landed where we did.

    When we moved out of our last subdivision, I wanted to get away from the cliques, cattiness and competitiveness.  Everyone is CCR is definitely not like that, but I can see the potential for it and that alone freaks me out.

    I do not want my children in AISD, but that's a very personal decision.  I would love to go back to DSISD, but I can't do that with the OH traffic. 

    DH is trying to force me to N Austin. Logistically, it would never work with my current job that I don't plan on leaving. He has a few valid points, though. There's more cheap land, in some areas you get more house for your money, and we could be in another school district. 

    Where do you want to be? What do you look for in a subdivision? I like the area you live in and your house seems great. :)

    We live east of Brodie so being close to town isn't an issue. Being close to my parents would be nice and they live in Westcreek (just north of Wm. Cannon).

  • We live in Circle C and love love love it.  It's very family oriented, safe, and very convenient.  (It is 10 minutes away from DH's office, so he is able to come home each day for lunch, which is most of the reason we wanted to live here.)  It also takes us less than 15 minutes to get downtown, and around 20-25 mins to get to the airport.

    We were very close to building a house in Belterra or Highpointe, and I am so glad we didn't.  I personally wouldn't have been able to tolerate the traffic that goes along with the Y... but I know those are very nice neighborhoods, too, and many people don't mind it.  

    Cons:  scorpions and small lot sizes...   

    ETA:  We are happy we didn't move to BT/HP because all of our friends are on this side of town...  not because we didn't like those neighborhoods.  Definitely didn't intend to offend those who live there.

    Don't worry, there are nice people, too!  Isn't there potential for "cattiness and competitiveness" everywhere?  It hasn't been an issue for us.

  • My biggest turn-off are the size of the lots.  When we move it won't necessary be for more house, although definitely a different configuration, but we need a larger lot.  I don't see anything like that in CCR.  I had higher hopes for Avana, but it looks like they are just regular lots too, so 'poo'.

    And, given where you live now, I think you are just as convenient to Mopac as you would be in CCR.  DD goes to dance on Escarpment and it takes me 10 minutes to get there.  Her little friend also goes there and it takes 20 minutes with no traffic to get to the same place and they are in CCR.  It seems like it takes forever to drive through their hood.  Not that 20 minutes is that long, but just to get to the end of the neighborhood, to get onto a big road?  20 minutes seems like a long time for that.  Although, I do really like the fact that you could bike through the neighborhood and almost never run out of road, without having to go out onto big roads.  Safety while biking!

    I also wouldn't go to Highpointe/Belterra.  It seems like the same thing, just further out.  I don't want to spend my life driving or sitting in traffic and I love being able to jump on Mopac and be anywhere reasonably quickly.  10 minutes to downtown? Yes, please.

    No suggestions on better places, but I'll be watching this post to see if there's a neighborhood I haven't explored, that fits all my criteria...  :)   I haven't seen any cattiness out there, but I can see the potential for such.

  • In morning traffic, it takes DH 20-25 minutes just to get to Mopac. We're not more convenient then if we lived closer to Mopac.

    ETA: However, when Westgate opens all the way through, that would actually work much better, so we'll see how his traffic situation is then.

  • We just moved to HP and though it's only been a week, I don't think the traffic is much worse than where we were up north (McNeil and 183). I'm hoping the traffic situation will improve once the contruction on 290 is done and the Y reconfiguration is complete. We love the neighborhood/amenities and for us, it's totally worth the commute since we got more bang for our buck (almost doubled the square footage of our last house) and a little bit of country within Austin city limits.

    I did, from growing up in the area.  But I think that's just entitled teenage attitudes in general and you won't really get away from that in a upper-middle-class suburban area.  Definitely wasn't the rule, but wasn't the exception either. 

    That said, we'd definitely consider the area if we lived in Austin because of the location and the schools... just not a fan of cookie-cutter homebuilding in general.

    I think a lot of people think this, but I disagree.  My house is less than 12 miles from downtown.  In the morning I have a 25 minute commute.  In the afternoon it's 40 minutes.  On the weekends and not during rush hour it's 12 minutes.  CC is not far from town.  Now, I agree, it would be a better drive from Steiner to her DH's work, but you are talking "to town" and CC is better. 

  • I am new to the hood, but so far I realy like it! Previously (before we moved out of ATX) we were near central market westgate and downtown. It was not in our original plan to move to a suburban community but I am very happy with our choice.

    I have met many families in Circle C, non of which seem pretentious. I do not get the high and mighty vibe from folks out here but I do not consider this to be an hugley 'exclusive' area. While our lot size is not huge, it is plenty of space and much more than we could get closer to downtown. There are not many areas close to town that have big lots.

    I can be downtown in 10-15 min during off-peak hours. There are lots of trees, schools are good. It's a nice area.

    I think that's what I said, right?  That Steiner would be better for him to drive to work than CC, but further away from town (although both are burbs and I don't think you move to either of those neighborhoods to be 'close to town' because if you wanted to live in town, you'd buy 'in town').

  • lacrosse is equidistant from downtown to far west blvd (just south of anderson, north of 2222).  just for perspective on the north side.  takes 10-15min to get downtown.  my dh works in westlake and it takes 30 min with traffic.

    i agree steiner would be closer to your dh's work but i personally like living close to downtown.  we go to zilker, barton springs, butler park, etc quite often and i doubt we'd be in town as much if we lived that far out.

    we are in circle c and most likely staying here or moving to travis country.  we aren't interested in living any farther from downtown right now!

  • Honestly, I couldn't care less about being far from town. I don't want to be far from my free babysitters, i.e. my parents. Big Smile  They live just on the other side of Wm. Cannon and anything that makes it easier for my mom to get to our house is ideal.

    We're also looking at Legend Oaks, Western Oaks, Westcreek, and Travis Country.

    I love all of these neighborhoods, too.  I love Legend/Western oaks because their lot sizes seem so much bigger than CC's. 

  • well i can tell you there is next to never houses available in travis country.  there is currently 1 (ONE!) 4 bedroom and it is overpriced.  you will get a better bargain in western/legend oaks
  • Western Oaks and Legend Oaks all have bigger lots. Assuming you are in the older part of those hoods. Newer, 90ish I think, do have smaller lots.

    :sigh: I'm just a negative nellie today bc I'm having caffeine withdrawals, and have now stuffed my face with dark chocolate, sorry. CCR is great and has tons of accessible stuff- grocery stores and restaurants (and Starbucks) are walkable.

    The only reason we didn't buy there was bc of lot sizing as well.  Where we live now is great though bc it's very mellow, which is our current need right now.

    I was in Bluff Springs. Again, there were some really great people. And also some women who needed lives.  

    We went to a New Years party at our old neighbor's house and remembered how much we loved it out there. I do miss the amenities and overall subdivision style.
