NBR: House selling woes

I'm feeling really down today about our house in WF not selling yet.  We did everything we were supposed to to help it sell quickly.  It's clean, it's staged, it's well priced.  We have showings and the feedback is very positive but no offers yet.  It is already listed well below what we paid for it 6 years ago so we already know we're going to lose money on it.  But if we keep lowering the price anymore we're going to lose so much on it that we'll never be able to buy a house here given how much more houses cost here (we moved to Maryland).

I mean I know our house isn't brand new but it's a great house.  We loved that it was 2 wooded acres literally 2 minutes from stores/shopping (seemed like lots of other houses like this were far away from stores and shopping). 

We could use some good house selling vibes and thanks for listening to me whine...

    Yep, dogs and previous owners gone and in fact their house is for sale now too.  I really don't know what's keeping it from selling.  Kitchen is updated and baths are too.  Not sure what else we could do to help it sell (other than keep slashing the price).

  • I am so sorry, I know that must be frustrating! It sounds like you are doing everything you should do and two acres, wow!! Is WF still growing? Are houses in that area still selling? Maybe it is more the area than the house? To me, it sounds like you guys have done everything you can do, sending you good vibes and hopefully you will get an offer soon :-)
  • I am sorry to hear that. I know things are VERY slow in WF right now for real estate sales. Houses in my neighborhood have been on the market for a LONG time and prices keep falling, a house sold for the lowest yet in our neighborhood, it was $209,000 (this would have been unheard of 3 years ago). We were looking to refinance and our broker said appraisals in WF are coming in very low as well. I don't understand why since the area is still booming and growing well.

    Are you affected at all by the new bypass issues, is the road to your house cut off? I hope it sells for you, we have a friend looking to move out of Bedford to this area, I could pass along your MLS listing if you want to email it to me (dclhomecare@yahoo.com)

    I know--I also don't understand why...WF is continuing to grow big time.  I just don't get it.  The bypass hasn't affected our street other than giving us a turn lane which actually makes it easier to get in and out.  I will email you the MLS listing--thanks for passing it along!

  • I can guarantee you that it is due to all the new homes being built in the area. Why buy a house someone else has lived in when you dan get a brand new home built for you and designed with your tastes in mind? That being said, you have a lot of land which a new home cannot compete with. You should email me your info so I can look at your house. Oh and my house in one if the best parts of Raleigh close to RTP has been listed for 6 months now. I am right there with you on feeling down and frustrated.

  • We sold ours after 7 months and one price drop (and we lived in a very popular neighborhood in Raleigh) - hang in there!  Its a tough market right now.  We had an average of 1 showing every 10 days, pretty much all positive feedback, but it just took time.  Good luck!!!

  • Selling our townhouse in Durham took 7 months--4 of those months we were paying two mortgages (obviously this was our choice and it was worth it to us to get our dream house for a lower price).  It sucked.

     It's the same thing everywhere.  In our new neighborhood, the house was on the market 5 months before we closed.  There have been houses on the market since December.  It used to be that homes sold in 2 weeks in this neighborhood!  The market sucks, but sending good vibes your way!
