We were on vacation last week and drove home mid week for our home inspection. There were things that were supposed to be done before that and we were assured it would be completed and the sellers/their agent KNEW the inspection was Wednesday. We got there and the heat/air conditioning wasn't hooked up so we had to reschedule. I was enraged. The seller's broker/manager is getting an email at the end of this to complain about her lack of professionalism and her disregard for anyone's time and money (inspections aren't cheap!) A simple phone call was all this would have taken to save everyone the hassle but she just didn't bother to tell us it wasn't done.
We were then told it would be done by this past Friday and we scheduled an inspection for Sunday. This time we didn't trust them and called to check on the work and nope, not done yet. Our realtor is playing way too nice with the selling agent and not pushing these issues nearly as hard as we would expect him to. We're coming way too close to not being able to meet the commitment date for our mortgage and I'm running out of patience. The selling agent takes a day or more to respond to any email or voicemail our agent leaves (she NEVER actually answers the phone). I don't know how the hell she gets anything done.

I'd be telling your realtor that she needs to tell the seller's realtor that if you miss the loan commitment date then the deal is done. And I'd also be telling your realtor that she needs to get more assertive with the seller's realtor. If you can, I'd find a totally different realtor but you probably can't do that at this point.
The house is a rehab and uninhabited so the heat/a/c wasn't hooked up so our offer stated that we had 10 days to do the inspection AFTER everything was hooked up. Our offer was made three freaking weeks ago and still no inspection. Our purchase and sales agreement states the work would be done by July 26th (the sellers provided that date) so obviously they're in violation of the agreement. We've got a call out to the attorney today to make him aware of it. We don't want to walk away from the property so we're sort of just trying to deal with all this as it comes. The things is, since we DO have a signed P&S the sellers can't back out either so I don't understand why our agent is treading so lightly with them. Get tough. The worst they can do is be mad but too bad!
