NBR: We got an offer on the house!!

Okay, I am freaking out right now.....

The offer is okay and about $4500 less than what we were looking for. We still have until 8pm tomorrow night to give our counter offer and hoping to bridge the gap just a little bit more.

We are getting pre-approved for our new mortgage loan in the morning. If all goes well, then I am going to go walk through our dream house for a showing in the afternoon as its still on the market- yeah!! I don't forsee any issues with getting pre-approved as Joe and I have excellent credit and down payment ready.

Hopefully, they will like our counter and accept so we can put a bid on the house we want. The buyers of our house want to close on July 15th!!

I just had a mini-meltdown thinking about the logistics and packing of it all. Weird stuff too - like moving the grill, treadmill, trampoline, outside flower pots, etc. What do I do with the twins cribs? I only have one pack n play for temporary use - ack!

Packing doesn't bother me more than the craziness and change in routine/schedule for the girls.

So, I need recommendations for moving companies - we just want them to move the big stuff (i.e. couches, beds, dressers).

Our house has only been on the market for a month so I'm super pumped we got an offer so quickly. There are other houses in our neighborhood that have been on the market for over a year with our exact same floorplan. I'm not going to sleep tonight. Ha!

  • That is a HUGE deal in this market! Trust me, our house was on the market forever and it was hell on us with having an infant at home and keeping up for showings, as I'm sure you know. I would counter the offer but don't get too picky and scare them away-- this happened to our friends in Kettering and now their house has sat on the market for so long that they've dropped the price below what the original offer that they nitpicked on was for. So bridge the gap, but remember...it's a buyer's market. Don't scare them away!

    Good luck and don't even worry about logistics. In the big picture, you'll get through it and it's just a move. Get it done and get in your dream house!!!

  • Hooray!  That's great, great news.  Here's hoping that all goes well with the mortgage company, and you can get an offer in on the house you love!

    ITA with this... $4500 is nothing and an awesome deal in this market. My brother and SIL recently bought a house, offered 10k less and wanted the sellers to pay the closing costs..there were other houses with the same floor plan/similar upgrades in the neighborhood. The sellers accepted without countering... So I totally agree with teacherjess.. Get it done and go get your dream house!!!

  • Congrats, Becky. I am super jealous. Our home has been on the market for 6 months with no offers, despite over 20K in improvements and upgrades we've done to our older home. (sigh) We've had numerous open houses and showings all with positive responses, but the market is so terrible, we are at a loss of what to do. We just dropped our price 8K hoping that we gain more interest. We are asking way less than what we paid for it, which makes me ill.

    I agree with teacherjess - 4500 is not that much in this tough market. I know you would ultimately like to get all you can for your home, but I wouldn't counter too much. Good luck with the house you have your eye on.

    All of this. Plus, I would highly recommend making your own offer contingent upon the close of your current house. Inspections (especially FHA) can be a nightmare, and can oftentimes present a whole new round of re-negotiations, including potential costly fixes. It happened to us, so I just want to prepare you for some of the "what-ifs."

    Although, my tummy hurts a little for you :)  This time last year we were doing the same thing (buying and selling at the same time) and I haven't forgotten how stressful it all was!

    We used Valley Moving and Storage for our big stuff and I can't recommend them enough!
