What do you know about Mableton?

OK, so we are kinda back to square one on the moving front.  DH has had second thoughts about buying his parents house.  Hard to explain, he just doesn't want to go back there.  I was a little bummed b/c its a great opportunity and would put us right by all my family, but I know better than to pressure him into a move he's not comfortable with.  So now we are back to looking at homes in Smyrna.  We wandered on over to Mableton the other day and I was really surprised by how much new construction is going on in that area now.  I can tell its still "changing" but how far along is it and how far does it still have to go?  I know the schools aren't very good but we are probably doing private regardless so I'm trying to take that out of the equation.  Give it to me straight- I want the good, bad, and ugly.  And if you've got a neighborhood in Smyrna or somewhere around there that you like, please share.  We are trying to get a deal this time though so the price needs to be low $200's.

  • I live in Smyrna and we like it.  The Bennett Woods area has some nice houses. And the area around Concord Rd and North Cooper Lake Rd is nice.  My oldest son has gone to the schools in the area and they've been okay.  We can't afford private school anyway.  There are some working class neighborhoods, like the one we live in.  They have older, smaller houses.  But they are not bad neighborhoods.  As for Mableton, I think you'll find the same thing.

    We live in Mableton and really like it for the most part. actually we pay Smyrna taxes but have a mableton address.  we are off south cobb & 285.

    Good things are you are right on the outside of town and close to the highway so its easy to get to most places.  there are alot of playgrounds and both Mableton and Smyrna city offer inexpensive activities for kids . You can get alot of your house for your money.  It is up and coming so there are alot of run down areas.  we are actually moving because the public schools are so poor.  There are plenty of private school.  off the top of my head there is Whitefield Academy (which is hella expensive), st benedicts, convenant christian, covered bridge montessori & smyrna montessori.  Not sure what grades those all go to but just so you have an idea.

    Um, SLW, if y'all are going private for schools- why not look at EP? There are STUPID deals down here right now. And, they have a fabulous charter school going right in College Park. It's probably where G. will end up.

    This one is a little close to Greenbriar Mall for my tastes, but just look at it!

    5 bedroom, 3 bath, brick house (about 4000 sq ft) on Headland Drive in East Point is for sale (price 139,900).

    The girl who owns it posted this description: "The yard is nearly 2 acres with lots of room for gardens and much of it is fenced. In the immediate back yard is a huge two-towered fort with swings, dual wave racing slides, flag poles, and monkey bars as well as a bench swing for mom. In the upper back yard are several large boulders and a huge flat area.   • We live in Smyrna (actually not too far from mmd7999) off S. Cobb Dr & 285.  We really like Smyrna. Love the location to 285 and 20, you can be at the airport in less than 20 minutes, same thing with downtown,  the local restaurants/bars are great, lots of backroads to avoid 285 if  you need to, the city of Smyrna facilities and activities and playgrounds for kids etc. are super.  However, we are moving as well bc of the schools.  We want to do public, so we are moving to another area for better public schools. There is also some redistricting for elementary schools in South Cobb that will be going on just so you are aware. With that said, there is a ton of new construction in the area that has really been hurt by the economy.  Many builders have slashed their prices as a result so there are definitely deals to be had for super nice brand new houses in the area.

  • I lived in Smyrna for 7 yrs before moving to Mableton almost 2 yrs ago. I loved Smyrna but we couldn't find a house in our price range with everything we wanted. When we looked in Mableton we were able to get what we wanted for the price we wanted.

    My subdivision is right off of Cooper Lake. The school we are districted for is Harmony Leland. I would not send my child to school there. Most people in our neighborhood send there kids to private school but they are redistricting and hopefully we will get in a better school.

    You could find a house in that price range in Mableton right now with no problem. I like Mableton just fine. I hope things continue to transition.

    2 acres?  Um that would require us to do WORK.  We are lazy :-)  We actually just checked out an awesome house in Egan Park yesterday.  DH was ready to put in an offer and I had to simmer him down!  It is a contender for sure but the area is scaring me a little right now.  So many people are moving out or renting out their houses (including my parents).  I know its a great place to invest but I'm just not sure we are up for the wait.  And I kept thinking to myself- where would I go to the grocery store?  Where DO you go to the grocery store?  Plus, I just feel like there are more activities and stuff for us in Cobb.  The more we weighed our options, the more we want to stay in Cobb Co.  To not have to change Gavin's daycare again, not have to leave our church, change Dr'...  it just feels more like home to us.  Smyrna is where we lived right after we got married and we loved it.

  • We live in "Mableton" but I consider it Smyrna. It's just a giant unincorporated Cobb County zip code - we don't actually go to Mableton for anything. We are walking distance to Whitefield Academy which is where most people in this area send their kids. I like everything about my home, my neighborhood, and this side of town. I hate the schools and we want to send T to public schools so we are saving up to move. It makes me sad because I love all of our neighbors and how we feel like we are a little bit out of the city but still so close to the city. There are lots of neighborhoods in this area (285 & S Cobb off Buckner Rd) and many homes at a good deal. We bought new in 2002 and our house is valued below what we paid then. Bad for me. Good for you. There is a Publix & Walgreens a mile away which is so convenient. I think the traffic out of this area just keeps getting worse in the AM though because of the new developments along Veterans Memorial. It used to be shadier because just across the river in Fulton was the infamous Bankhead Courts, but they demolished them. It is supposed to turn into some Atlantic Station thing but I wouldn't hold your breath :) The other thing I like is I can take the back way and get on I20 and be downtown for a Braves game or over to Kirkwood/Little 5 to visit friends. The thing I HATE more than anything is taking the top end across I285 to get to work over at Perimeter. It blows. I could rage about that for days.

    I love this area! we are in smyrna (about .5 mile from the smyrna market village). I love being so close to downtown, the airport, etc but yet not being in downtown and I love my 5 minute commute to work. We are in a townhome now but hope to move to a house in the next couple of years. there are AMAZING deals to be had in this area right now. I know the schools aren't the best in the world, but we will still be sending our kids to public schools. We hope to move to one of the better elementary school districts...Teasley is supposed to be great and I believe King Springs and Nickajack are also decent...don't quote me on that though.

    The area is full of young families and I think the schools are just going to improve.so many restaurants, parks, etc in the area and it is just very convenient to everything.

    You can get anything from a remodeled ranch home to new construction for great deals right now. good luck!

    Also there are 3 new schools set to open in smryna/south cobb area (one in the clarkdale area, one in mableton, and one actually in smyrna) over the next couple of years. One current school will be closed (yet to be determined) Because of this, there is going to be a redistricting of the school system. Here's an informative link:

  • I live in Smyrna and LOVE it.  I love my neighborhood and the area.  As far as schools, who knows what can happen in a couple of years?  Also, if you are thinking of private then you should really consider buying here.  You can really get a lot of house for a little money.  There are tons of new construction over here.

    FWIW, I grocery shop at the fabulous Kroger at Greenbriar and the Publix at Camp Creek. I also work down the street from a Publix in midtown. A block from my house is a Wayfield Foods that's good for quick items like milk, eggs and bread. It's really not much of an issue. 

    Y'all make it sound as if EP is some sort of wasteland with no access to amenities. I can be Intown in 10 minutes, I can be at Lenox in under 20, I can be at Camp Creek in 10 minutes, and I can be at the shops at Mt. Zion in 15.

  • Do you want to buy our house? :-) Actually we are not ready to move yet. But the house next door to us is for sale. There is a house for sale in our neighborhood that looks very nice and is a great price. I can send you the info if you are interested.

    We live in Smyrna between Vinings and the Market Village. I love the location and the City has alot of great festivals and programs for kids. There are also some really great parks here. I hear the schools are getting better. Just by dumb luck, we ended up with a house zoned for Teasley.

    There seem to be alot of reasonable priced home off of Oakdale Road which is considered Mableton, I think. I never even knew that area existed until a couple of months ago. The neighborhoods there seem to be more family oriented than ours.

    There are very few kids in our neighborhood which is one reason why we will probably move soon. The biggest reason we are moving though is to be closer to Lake Lanier. We have a boat and it just takes too much time to drive up there once or twice a week. Plus we would be much closer to my parents. I will definitely miss living in this area though.

  • Mableton is a great area and has some great schools. I have a bunch of friends and clients that have bought over there as a long term plan now that they are having kids and really love it.  Email me and I can tell you more!  =)

  • I live near Mableton. I am in Marietta. I would not buy another house in a bad public school system ever again. It is hard to resell your house and you just never know what will happen. I went the private school route and am so much happier in the public school system.
