renting a home

If you have a home that you are renting, how did you find a renter?  We have lots of friends that have used craigslist.  There are so many listings that I feel like its going to be hard to stand out.  are there any other websites that you can use to find renters? We arent agaisnt using a realtor.  just thought we'd give it a try ourselves before we hired someone. 

we have a 3BR/2.5BR townhome in smyrna we are hoping to rent by 7/1. We've never done this so any advice will be much appreciated!

  • craigs list is great but a good sign in front of the home (with price listed) has always worked best for for most folks i know. whenever we were really interested in a hood we drove around and got the best places that way...

  • I'm a Realtor so I had my home listed in FMLS and MLS in addition to Craig's List and dozens of other sites that I pay to market my properties on. We had a ton of inquiries in the first few days and over a dozen people who came to see the house in the first week.  We had 6 applications in the first two weeks, and then finally narrowed it down and leased it in the third week for our full asking price. 

    I would say half of our inquiries came from FMLS/MLS and renters who were working with an agent.  The nice thing about someone who is working with an agent is that you know they are serious: an agent isn't going to waste their time working with someone who is not ready & able (and QUALIFIED!) to sign a lease, so we had all good applicants. 

    The drawback to using a Realtor to rent it is that you have to pay them.  The standard fee is one month's rent, which is usually covered by the security deposit you collect.  The pro is that you get qualified applicants and the agent will run their credit, do background checks, and basically vet everyone much better than you would probably be able to do yourself.  We also have access to the very best contracts/leases/applications etc in the business.

  • I am working with a client right now who is looking for a rental in Smyrna. Can you tell me what schools are in your district? I am also a realtor and we literally have people on a waitlist wanting to rent in Smyrna. Homes are usually leased within a week or two.     Tonight alone I showed them 5 properties.

  • My mom has started up a side business buying auction properties and then my brother fixes them up and she rents them out and he maintains them.  I think she's got 8-9 now.  So far she has rented them all out in a matter of days just by word of mouth.  The only one that she had a hard time with was her house in Hapeville which is adorable and only 6 years old.  But she needed enough rent to cover her mortgage which was really high b/c she bought at the peak of the market.  For that one, she had to hire an agent locally and paid her 1 mo rent.  She said that agent worked her tail off marketing the thing and had it rented in 3 weeks when my mom had been trying to sell or rent it for almost 6 mos w/ no luck.  If she finds herself in that position again, she says it was well worth the cost to hire someone to do it for her.

  • We tried to go the CL route, but in the end we used a realtor and listed on FMLS.  It took 4 months for us to find a renter.  I don't know if it was dumb luck that we found such a great candidate.  But I don't think they would have come to us by CL alone.  They are on a relo and used a relocation agent to find our house.

    Can you post on any local college housing boards?  We live in Decatur so we posted on the Emory housing site and have had lots of success
