DH and I are looking into building a house, but not sure how to go about since we already own a home which obviously needs to be sold. So, for those of you who built a house and already owned a home....how did you handle that process? Sell yours, build, then do closing afterwards? Sell and live in a apt short term? 2 mortgages? The thought of this is just scary because I do not want 2 mortgages because I fear then that I will get desperate to sell house # 1 and basically give it away.
Also, any tips/suggestions in general just going into the process/handling the process?
Thanks ladies!
Re: Those who have built a house....
1. Build
2. Pray
We have never built but 3 of my friends are in the process of building. All 3 of them had their lots purchased first (2 are custom building, 1 is building in a Fisher subdivision). Then sold their current home and moved into an apartment while the house was being built. That seems to me to be the easiest solution.
My sister built her house many years ago and she was able to build while she lived in her home. It worked out that her house sold a couple of weeks before the final closing on their new home. She got lucky that it worked out that way.
We are doing this right now. We sold our house and are now living with my parents. We haven't broken ground yet, but we are getting close. We are building a custom built home on a lot that we bought a year and a half ago.
We are looking into a modular built home (meaning they build the house in the company's warehouse and then transport it in 3+ sections and place it on the foundation). This is going to be the most affordable way for us to do it. So far, my DH is the one handling all of the communication with the owner of the company. He is very happy with this company thus far. We had a lot of issues with 2 of the custom builders that we were thinking about going with (neither of them would ever call us back- in fact, the last one we talked with still has our large set of plans that he took back in November!)
Anyway, that's where we are at this point. We are hoping to break ground by the end of May and we should be in by the end of August if all goes as planned.
Good Luck.

We are not looking to do custom building, going with one of the local builders.
Any recs for a home builder? Likes/dislikes about those you have used?
On your first question... as soon as we decided to build, we put our previous home up for sale. We stayed with a friend while our new home was completed. It's worth noting that the building process doesn't take as long as you may think, especially if you're going with a local builder. From the initial contract to moving in was less than six months for us.
As for recos, I've built with Fischer three times (two condos and a house). Clearly, we've been satisfied, but what really confirms our decision is that each time we've had an inspection, the third-party comments on how well Fischer builds.
It is far less stressful in the long run to put your house up for sale and have to find temporary housing than to have the stress of potentially owning two houses. Not sure your situation but obviously if you need the equity from your current home to use as downpayment, etc on your new home then you will def need to sell first. You can always reserve the lot now so that you are ready to roll once your house goes under contract.
As far as builders, I think you can find people who love or hate all the local builders
but I don't think you can really go wrong with one of the larger reputable builders- Fischer, Dress, etc. I've sold quite a few Zarings and have been very impressed- they are Drees' luxury line.
Good luck!
We signed our contract under contingency. As soon as we sold our house and it passed inspection we "flipped" to under contract. It was then they got the ball rolling on building. We moved out of our house in june, we moved into a short term lease apt in Fairfield, they broke ground 7/1, and we moved in 9/10/10. It was pretty painless. I thought it would have been worse. We put most of our stuff in storage and just moved everything all at once.
We built with Ryan and I have been incredibly happy with everything so far. (maybe except they tore up my yard two weeks ago and havent fixed it yet)
