I am kind of freaking out- we are selling our house and our realtor is coming over Sat morning to look at it/meet us. I wanted to have him go ahead and come out, b/c I'd like his input on what he thinks we need to do. But there is a LOT that needs to be done before we can put it on the market. We have a schedule of what we think needs to be done and when we plan on doing it- hoping to have the house on the market by mid-Feb.
But I'm super embarrassed that he's going to be seeing my house/yard when they both kind of look like crap. Closets are still stuffed full, there is clutter everywhere, and there are just lots of little things like baseboards need to be scrubbed, fans need to be dusted, etc. Not to mention the painting that needs to be done inside- my kitchen is still turquoise.
So anyway, the point of my rambling is to ask how ready your house was when you showed it to the realtor? I am feeling so overwhelmed and nervous for him to even see it right now!

When we sold our house in Raleigh (4+ years ago), I did the same thing as you - met with the realtor when our house was not ready. I had a list of things I thought needed to be done & then got their opinion. Much to my surprise, things I thought I needed to do (painting for example) they did not think was necessary. It saved me quite a bit of time & money.
I'd make sure it was straight & surface-clean so he can see it in pretty good shape, but wouldn't stress about it being perfect.

i guess we went a different route. we did all the "stuff" first. (a few week marathon of cleaning/organizing/etc) then the realtor came. we have a storage unit for all our crap. though our house is obviously "lived in." keep in mind that it's *your* house and im sure that there are far more embarrassing living spaces out there!

Last time we sold our house, we tried to do everything beforehand and he still found things that we needed to improve on. It's the realtor's job to tell you what to do. If anyone can use their imagination on a house's potential, it's a realtor. I wouldn't worry about it one bit.
This time around, we're going to take a stab at FSBO so we're obv going to do absolutely everything. If we have to list with a realtor, we'll obv have them to check it out first.
We mostly did everything before the realtor came (felt like we knew everything we were supposed to do, from all the HGTV we watched. LOL...) We ended up getting a storage unit and putting a ton of cluttery stuff in it. There was still stuff he recommended though, after doing a walk through though.
I woudln't worry too much about it. Just tell him what you have in mind that needs to be done, and see what else he recommends. Unless you've taken up compulsive hoarding or something, I'm sure he's seen way worse.
We went this route as well and I am so glad we did. There were also some things that we thought we needed to do that we actually don't and then some things we would have never guessed like an issue with our upstairs windows (basically they are dirty lol). The way they look could indicate an insulation issue so I NEED to get those cleaned well. I was very happy with the way we did things. We met with him mid-December and hope to list beginning of Feb.
