NBR - How many showings is "good enough" on your house

Our house has been on the market for about a month. We have had 3 showings, with our 4th tonight, so basically one a week. Our realtor called today and wants to meet tonight after this showing is done. I have a feeling he is going to talk to us about lowering our price. The reason I say this is because when we put it on the market, he said if we don't get enough interest in the first 3 weeks, we will talk about lowering the price.

What would you consider "enough" interest if your house was for sale? Obviously the more the better, but I think 1 a week in this economy is pretty good. Am I way off base on thinking this?

  • My house has been on the market for almost 6 months and when it first went up, we were having 3-5 showings a week.  At this point, we are lucky to see one a week.  In my area one showing a week is pretty slow.  If you really want to move your house, dropping the price should spark more interest--each time we've reduced we get a flurry of activity.  GL.

  • We had about one a week for the first three months, then we dropped the price a pretty good chunk and had a showing (or two) every day for four days.  We had an offer on the fourth day from a buyer who came on the second day of showing.

  • It really depends on your market. In some areas, 1 showing a week would be fantastic, but in others it would be laughable. And regardless of the number of showings you get, it does always come down to price. Check the comps. What have they sold for in the last 3 months? Dont look at what the other comps in your area are listed at, look at what's actually SOLD.

    If your listed price falls within the range of those sold houses, then consider keeping the price you've got for another few weeks. If it's at the top of that range, or over, lower it now. You're better off in most cases offering it for a lower price and selling faster than keeping it listed at a higher price and letting it sit longer on the market.

  • We had about one a week for the first two months on the market.  I thought that was pretty good.  Then, we had nothing for a month.  We lowered the price of the house a lot recently, but still haven't had any showings.  Houses are selling really slowly in our neighborhood, which stinks because I want to move.

    Our house has been on the market a little over a month.  We've had 12 showings and an open house.  We've had 2 people specifically tell us that the house is on their client's list of top choices.  So far, though, nothing.

  • One thing to check: Go on realtor.com and make sure your house pics are available on your listing. I've known a few realtors that were lazy about getting pics up. I have no clue why since it hurts the sale. and buyers tend to skip over listings without any indoor pics.
