Is anyone familiar will the laws when renting in San Diego. We were just told by an agent that we had to submit a credit report, references from past rentals and income documents. Then they will determine who is the most qualified renter and let us know if we get the house. Is this typical for this area or is this some sort of special housing situation? We have always found a house, filled out the application and moved in.

Typically, when renting through a management community and/or agent they do require a credit check and proof of income. If it is a private residence, they may ask for letters of reference from previous landlords.

If they have numerous people trying to rent it at the same time, they will and can offer it to the most qualified. It's like putting an offer on a house. If the owners have numerous bids, they will take the best one. I know its stressful and I hope you find something soon.
I'm assuming you are military, so have you been staying at an off base hotel? If so, you should try the Navy Gateway on NAB. When we first got here, we stayed there for about a week and it was cheap. Also, if it is a POS move, they will pay upwards of ( I think) 10 days. However, if you aren't military, I BET its getting expensive. Where have you been looking? Do you have others properties in mind?
I understand the pregnancy brain. Yesterday I left the water running after I washed my hands. I had go back to the bathroom to turn it off. I felt like a dummy.
We are staying at an off base hotel because we have a dog and the Navy lodge didn't have any pet rooms available. We are on a waiting list but are not holding our breathe.
I have bought two houses and rented a couple and just never run into anything like this. Where I come from the sellers are not allowed to look at other offers without rejecting prior offers. I guess we will find something eventually.
A landlord is trying to protect himself from possible problems. I think it's more than appropriate that they want the best possible tenant in their property.
