Stay at Home Moms

f/u to tenant post a couple days ago.

Since we hadn't  been able to get a hold of the tenant, we drove over on Wednesday night to check on her and post a 3-day notice.  As we were posting I looked through the blinds and saw that they didn't have much stuff.  DH looked through and became concerned.  She had moved a majority of her stuff out!  The kitchen was completely cleaned out except for some food on the counter and he noticed that the little girls bedroom was cleaned out as well.  So, we anticipate going to court on Monday and starting the process.  I'm absolutely livid, it changes everything we have planned for this summer because we don't have the money we were counting on.  I just don't understand people.

So, we're 2 for 2.  Two tenants and two evictions.  This place is cursed.  DH says it's the curse of his ex-wife.  They didn't buy it together but they lived in it together after they got married.  So, we're putting it on the market and hopefully someone will buy it.  I don't even care for how much.  I don't want to pay that mortgage and HOA fee EVER again!!

What makes me the most mad is that I may have to go back to work so we can continue paying the mortgage on that place.  I just want to cry.

  • Ugh. Sell. When DH and I got married, we rented my old house to a girl I knew, who I thought would be responsible and a good tenant. And she was, for like 3 years, and then out of the blue she started being majorly late on rent every month. Then she gave her notice, and I went to check the place out and see what I had to do to get it ready to show (I hadn't been there in a while) and it was trashed. I mean, seriously trashed. We wound up spending something like 5K on repairs, new carpet, new blinds, broken windows, new doors, etc., and then on top of that she still owes us 2K in back rent which we've obviously written off ever seeing. After putting all that money into the place, we just put in on the market and had it sold within a month. I'm so glad not to have to hassle with it any more. Good luck, and I hope yours sells quickly!

  • Sell... short-sell, seriously.  It was SO easy and if you're really upside-down, it makes the most sense.

So far, I don't think we're upside down.  We were just trying to hold onto it because they are revitalizing the area and building a light-rail (above ground subway type-thing) that would make our property value go way up.  I can't take holding onto it anymore because it's such a headache.

Thanks for the thoughts and advice ladies!

  • My hubby said if he could find a job out there we'd move in for you. I wish you were close to me (I can't leave move that far away from my family.) I would so rent from you! We need to get out of our 1 bedroom apartment!

  • That stinks!  Good luck selling it.  And although it sucks that she just disappeared, at least she saved you the trouble of having to evict her.
