Anyone buying or selling their house?

We are! We listed our house a month ago and have had a lot of showings,  positive responses and two offers (outrageous low ball offers!). We have our eyes set on another place but can't make an offer on that until we sell ours.

I'm wondering how long your place has been on the market and if you've sold it, how long did it take to close etc

  • We were going to sell, but changed our minds.  In this market, it's all about pricing right and probably taking a hit vs. what you could get 2 years ago.  One of our neighbors has had two offers, but they fell through b/c of financing, so keep that in mind too since it's not as easy for buyers to get a loan.  Closing can normally be done in about 30 days, give or take.  GL!

  • Our condo in the South Loop took 7 months to sell - we put it up on the market last year Feb 2009 and closed end of August 2009.  We ultimately took a $30K loss on it, but since we were buying a house for significantly less we were able to take the hit financially (though it still made us sick to our stomachs to sell so low).

  • Would you mind telling me about your condo (i.e., bedrooms, baths, square footage)? I currently have a 1 bed + den in the south loop and would love to be able to sell it before the baby comes however I am nervous about putting on the market. Did you do anything special to try and sell your place? Thanks.

  • We've had our condo on the market for over 2 years.  We've had a lot of showings and a couple of lowball offers.  We have accepted that we will be taking a hit on it.  The main issue we have is that there are several units in our complex that have gone into foreclosure or short sale, so it makes us look like we have ours listed at a really high price.  It sucks.

  • Know you posted this awhile ago...but...we're trying to sell in South Loop too.  One bed, one and a half bath. 1,100 sq feet.  Been on market almost three months.  Lots of showings, no takers.  Price lowered twice.  Currently trying to sell at a loss.  Already ran out of time on the house we had an offer in on.   It's frustrating.  At this rate the hallway will be the nursery at some point!  But all we can do is try!
