NBR: Send Good Vibes Today

We are expecting an offer today, our agent is meeting with the buyers agent at 10. This lady has cash. Which is good and bad. Good we wont have hardly any closing costs involved to pay so we can take a lower price. But bad bc she is only getting a certain amount of cash from the sale of her home and doesnt want to go in debt with her next house. What she has to spend is really it.

We know pretty much what she has to spend and its not the number we want. & really we are only talking a diff of 5K......we are puzzled about why she wouldnt just bite the bullet and take out a small personal loan for the diff. No the diff wouldnt be our asking price just our lowest acceptance offer. We plan to counter of course, but I have been so depressed about this house situation that it is starting to take a toll on my sanity. Not kidding.

I had a melt down yesterday. Its getting ridic the amount of time the that we clean each week and how obsessive we are. & and we all know how hard that is with a toddler.

So anyway Im asking for good vibes today that she doesnt completely come out of left field with a crazy offer that we just laugh and dont even see the point in countering. Its so hard to have your mind made up but someone else holds your fate in their hands. This really SUCKS!

    And I feel you on the stress of keeping a neat house. We used to leave the house in "walkable" condition every day- but being on the market since the end of July, it has taken a toll on us since we are regrettably both messy people, so just haven't been able to keep it up anymore. I still have this anxiety in the back of my mind that TODAY is the day that someone will want to walk the house with 30 min notice and it will be a total wreck, even though it's been a month since our last walk thru.

  • good luck.....i hope things go well today and she gives the offer u expect or better and is willing to pay more of what u are looking for. i can def. tell its getting hard for yoou...its hard to keep a house clean let alone clean enough to be on the market.

  • Good luck. I hope she comes in with a solid offer and that you are able to counter effectively. Hang in there with the "always ready" stuff -- it is grating physically and mentally to be in that state. It took us 9 months to sell and I can definitely relate. Try to let the process run itself as much as you can.
