Anyone priced a kitchen remodel lately?

Maybe because it's LA or maybe because we just talked to the wrong contractor, but I'm feeling like I was quoted crazy numbers.  Like, the guy claimed that concrete counters are pricier than granite, when I've always heard the opposite.  If you've done a kitchen remodel lately or just asked about one, would you mind sharing with me what the total number quoted was and what that included (stock or custom cabinets, counters, backsplash, sink and fixtures, flooring, appliances)?

  • You could ask on the D&R board on thenest. They might be able to give you a better idea.

    We redid our kitchen in '05-'06 and we spent about $6K. We did all the work ourselves and took it down to studs. Replaced everything. This did not include applicances b/c those we were keeping.

  • If the guy wasn't that comfortable and/or doesn't like doing concrete counters then I can see him charging more.  It is more complicated than just laying granite. 

    Get another quote.  You always should for this kind of stuff anyway. See if anyone you know has used the contractors and check with the BBB to be sure.

  • Last year we got a quote for about 10,000 and that included all stainless steel appliances, custom cabinets, corian countertops and labor.

    A few months ago we got another quote for a less expensive version, for about 6,000 including custom cabinets, laminite countertops, white appliances, and labor.

  • So it's seeming to me like 30 grand should get us a lot more than stock cabinets and low-end appliances.  Holy crap.

    This is the contractor that is so beloved by my SIL and BIL.  But he still hasn't gotten back to us with a painting estimate, so I'm kind of irked.  I'm going to check out his license, etc., but I'm leaning towards using someone else.  I asked him what he thought we could do for 10k, and his answer was "cabinets."  Oy.

  • We did ours ourselves gutting the room down to studs but kept our appliances and bought a dishwasher for about $5-6,000. We bought our cabinets from ikea though and my FIL made our laminant countertop. We bought inexpensive tile for the backsplash and the floors. Around here, getting a new kitchen can cost $20-30,000 no problem.

    Yes, 30k should get you quite the kitchen, but 10k for cabinets may not be too terribly far off - it all depends on what you're looking for (drawer units, uppers and lowers, sliding shelves, how big of a kitchen, etc) and if they're stock or custom.

    That being said, my DH is self-employed as a custom carpentry and cabinetry business.  He can build "standard" (nothing too fancy, but not simply a box with a door) cabinets cheaper than the hardware store here can order the stock ones - and they're better quality (solid wood, not particle board with a wood veneer).  He re-did my dad's kitchen for under 15k total.  Granted, he was cheap on labor (he was doing it both as a favor and simply for some extra spending money), but dad's kitchen included:  all stainless steel appliances (immaculate fridge, double oven with a glass stovetop, overhead venting microwave, and dishwasher), new paint job, new floors (vinyl), new countertops (formica), tile backsplash, entirely updated electrical (we replaced all of the outlets as well as the light fixtures), new sink (granite, 28" deep) and fixtures, and above-stock cabinets, but nothing that would qualify as "custom" either (he started with stock, then added elements he desired - an appliance hutch, sliding shelves, full rows of drawers, cookie sheet cupboard, etc.).  This was all done last spring...

     I recommend getting a quote more than just this contractor.  Get a bid in writing - are you paying the bid (and if the contractor under-bids then does he have to eat his mistakes?) or are you paying time and materials?  DH writes up his bids as best as he can, and then, as a disclaimer, says that his bid can go up to 15% over (and still be billed to the customer), but nothing more than that.  It covers him in case something unforeseen happens, but also gives the customer a sense of satisfaction that, no matter what, their bill will not exceed "X" amount.  Also, if you're really curious, schedule a meeting with Home Depot or Lowe's kitchen department and have them layout the schematics of your kitchen, then price out cabinets that way.  If nothing else it will give you some sort of a guideline as well as give you a printed out layout of your kitchen remodel Smile
