This is so far from happening I don't want to talk to IRL people about this yet and I need to talk about it to someone.
We never planned on staying in this house very long. It's a good size house, 3/2.5 with a decent yard. But with baby #2 coming and 3 large dogs...we're busting at the seams. Our dinning room was converted into a home office/play room awhile back. With baby coming, our guest room/office will be turning into Kenley's room. DH used to work from home and needed to be able to shut a door so he moved up to our guest room. So now he's moving back down stairs to the dinning room. He doesn't work from home now so he doesn't need a door.
So needless to say, we're running out of room here. With the economy and housing market the way it is, we had decided to just stay put for awhile. Well DH tells me last night that he found a house he'd like to look at. It's REALLY close to where we live now, which is great. It's much bigger, nice big back yard, etc. I just don't know how we're going to sell a house right now. I'm stressed out about showing the house with a toddler and 3 dogs running around. I'm also stressed out about some changes that would need to be made to the new house.
DH says it's a long shot b/c a lot of factors needs to fall into place. I'm just still in shock b/c I was prepared to hunker down here for awhile. The thought of trying to sell is literally making me sick. Ugh

That sounds exciting - go see the place (doesn't hurt to look!). You may fall in love and all your apprehensiveness may melt away! Yes it is harder to sell a house than in years past - but it's also easier to buy right now.
And don't worry about your house - most people understand pets/toddlers - as long as it isn't dirty, a lot of people can look past toys on the floor, etc. And don't worry - I'm sure your house looks much better than these on the market:

Don't stress about it. If it's the house for you you'll know it, and things WILL fall into place. If it isn't, then you aren't any worse off.

I haven't gotten to go look at it yet but I've seen pictures. I really like it so far. The exterior just needs some sprucing up and I'm scared new siding.
We just recently sold our townhouse for the same reasons you are thinking about (baby #2 coming, 1 large horribly behaved dog). It certainly wasn't fun being pregnant with a toddler, but it was doable. Do you have family in the area that can help? My mom was a HUGE help during the entire process.
Before we even put our house on the market, we did major decluttering and tooks loads of stuff to my parents house. Once it was listed, I just had an attack plan for when we had a showing scheduled. I tried to keep it generally clean, but then had places to hide towels, toys, etc. Then I would cart baby and dog with me to my mom's house for the afternoon.
Luckily, ours was under contract in 6 days, so I didn't have to do it for long. I really think it was because it showed so nicely though. I compared ours to all the other houses in the area that were for sale, and they had crap sitting all over the place.
Good luck!! I know how overwhelming it can be - but then it could be an amazing opportunity to upgrade also!
