I wanted my house to sell in the spring. I put it on the market on Halloween (a few years ago), it sold in less than 3 wks. I was moved out and in my new place the week of Christmas. I wouldn't put it on the market too soon but just enough to get some exposure so maybe May.
Meet with a Realtor mid Feb, early March. If they are any good, they will suggest what you should do to get it in prime salable condition. Give yourself a couple of weeks to get those items done, and get it on the market mid-late March.
This depends on where you live too, and what the average days on market is.
I think it is pretty average - not crazy but not super slow. A house around the corner sold pretty fast, so much so that I didn't get to be nosy and look for the listing online before the sold sign went up.
We can't have a settlement before then either, we are moving 400 miles so it's not that we can just quick move somewhere else. DH has to finish out the year here.
I would say March since that is when things start to pick up a bit. You can always state you want 30 or 60 days before closing if you need the time and your buyers are willing to give it to you. We sold our house in May and didn't close until the end of July.
We sold our house last fall in a single day (Main Line montgomery/delaware co. area) - it was on a desirable street, staged well, and priced fairly (not inflated at.all) So it kind of depends on factors like location, condition of the home, and how willing you are to price it competitively vs. "trying to make $$".
Do you have a Realtor yet? I have a great, great recommendation for one that I think works in your area - he was so easy to work with and (obviously given the speed with which our place sold) is very personable, too

Hooray - I have someone in mind but I'll take your recommendation! The one I'm looking at sold a friends house in 3 days and has been selling here for 25+ years so I'm thinking she is a great choice. The decluttering/staging thing is overwhelming! We have neutral colors, newly finished hardwoods and all but alot of STUFF I have to pare down. We are heading to N.C next summer.

Good luck with the move - the decluttering is very overwhelming, but makes a huge difference, sadly. It's particularly hard with little people in the house!

I would get started right away. At least gathering information on the local real estate market and identifying a potential realtor. When to put on the market would depend on how urgently you need to move in June (and identifying the real consequences of a delay). If you have no flexibility and need to move in June, I'd start asap.
Also, another option beyond a longer closing is a "rent back" option if you sell the home before your intended date of departure - you basically sell the house to the new owner, then "pay" them to stay in the house until you're ready to go. Obviously, this can have some drawbacks, so definitely talk with your realtor about this type of option

Well, true. We had our MI house on the market for ... IDK. A year? And didn't get one offer.
I think the market around where expecting lives is a bit better than MI's, though. At least I hope it is!

I would say around Easter? talk to a good realtor though. they can tell you how things are moving in your area.
I don't need to remind you how long it took us to sell our place---it felt like forever! it really was 11.5 months.
