We've been waiting for our buyers to decide to move forward or back out after the inspection process. Last we heard they were having serious doubts. They need to understand that when you are buying a 60 year old house there is the potential to replace a roof or heating system during your tenure here. Everything is fully functional at this point, it is just the potential for problems in the future that they are concerned about. You're not going to get a brand new house in this price range. Plus, the kitchen and bathroom are brand new, we added a new front porch and waterproofed the basement. We are already losing all of the money we put into the renovations plus selling for less than we bought it for, we can't afford to do anything else.
Anyway, wish us luck. If they move forward, we are closing in 2 weeks! If not, we have to start the process all over again and I am kind of sick of having the house constantly in showing condition.

Lisa, Have you thought of offering a home warranty - I think the owners of this house paid about $450 for a home warranty for a year and it covers certain items if they were to go home. It might be something to consider. I know it doesn't solve all problems, but it gave us piece of mind that if something happened in the first year, we wouldn't have to pay for alot.
That is a great suggestion and we actually just did that this week. I'm hoping that will help.
