I am meeting (hopefully) with a potential tenant this morning...Not ideal because she doesnt want a place till Oct 1st, but to get a good solid renter even eating another months rent would make me feel better for sure...

We have had a few flakes and no real interest yet..And keep dropping the price...

Good luck!! And I think you're totally right to secure someone for October 1st if you can...ESPECIALLY if they're going to be good renters. And maybe it's a good sign that she's looking so far ahead...maybe it's a sign she'll be responsible and is looking for something long term??...I hope!! Fingers crossed for ya!!

(and that's *really* far out for her to be looking! Maybe talk her into meeting you half way? like starting Sept 1? (assuming you love her... We had to overlap in order to get into the place that we did which we *loved* so we were willing to overlap rent for a couple weeks... ouch!)

You know what, this was us too! Our current place, we fell in LOVE with it and they had other applicants (she told us they did...maybe they were fibbing, I wouldn't know!!) but we had to give 30 day notice. So, we asked if we could delay a month and they said no and we still just paid double rent. It sucked, but made moving easier, and was worth it b/c we reeeeeally wanted the place. If you're willing to risk her saying no, you could be firm and see if she'll move in a little earlier. GL!!
