We live on 5.25 acres with a mobile home on it. It was my grandma's and I moved in to take care of things in 2002 when she was put into the nursing home. After her passing, DH and I bought it in 2006 for $50,000 under appraisal.
We are planning to build behind here as soon as we can come up with like 20% of the construction loan. So it's a lot to do....

I have a whole stack of ideas I like. DH bought me a housebuilding software that I used for a while. Sadly, he got it for me Christmas 2007 and I haven't looked at it recently. I'm soooo picky. Nothing is perfect so I've tried to incorporate some that I like and redo them.

I am in love with his house plans. I like the new orleans style house (creole) with 2 stories and a balcony. But really, I don't see too many on this site that I don't like. Check it out and have fun looking.

I don't want a real 2 story. It'll just have a big bonus room over the garage, but with an interior staircase in the kitchen.

I've heard mix stories so since you're building I'm asking you as well!
How much "cash" (% or amt, whatever you're comfortable with saying) are you having on hand before building. We've been directed by non-lenders to have 20% on hand. But that's SO much! lolz
20% is standard down payment, and you don't have to pay PMI if you have 20%.
We actually own a home though, but it is very small and simple. We're currently remodeling it to update it. Hope to sell next year and that will be our dp, maybe more. We're still debt snowballing though, and won't be debt free until next March.
