I'm a Realtor. But each state has different laws. Here in Louisiana the lease goes with the house. So if you are a tenant then your lease passes on the new owner and they should honor it. Also the deposit goes to the new owner so the tenant can get it back if they are due it. Hope this helps.
Our tenant has given her notice. The house is listed on the market and we are having showings. She is FURIOUS that we are having people come through and look at the house, even though we are abiding by the rules (24 hours written notice of all showings, only between 8am-8pm, she doesn't have to be home etc.) We offered a weekly cleaning service so that she didn't have to clean, we refused showings the entire first weekend that it was listed because she had out of town guests. She sends me daily emails pretty much being a royal pain in the ass. If we don't give strict 24 hours notice she refuses the appt (e.g. one time it was only 20 hours notice and she freaked out) We asked if a couple could come through at 815pm and she said no way because it would be after 8pm. She said that if a realtor was late by more than 15 mins she would refuse access to the house. She said she and her children don't get out of bed until 12pm on the weekends and that she wouldn't get out of bed to have any showings.
I'm told that she has not been cleaning the house when showings are happening and that the house is really messy.
Aside from counting the minutes until she leaves is there anything I can do?!?!?!?
ps.... she bounced 3 rent checks out of 9 to us, is breaking the lease by leaving early, refusing to pay the rent for the rest of this month and decided to just prorate the rent to suit herself by giving 30 days notice in the middle of the month. Basically we could take her to small claims court for 5grand but I am just so anxious to have this awful woman out of my life it's worth it to me to let it go.
