Help me decided RE: play room..tiny bit long

The Los currently play in our den but part of me is wondering if they would have more room or something in the "formal living room" hahaha its def not formal.  Each room has its pros and cons.

below is the den where the LOs typically play. PLEASE ignore the mess.. the LOs were in the middle of pulling every toy they have out!! (we also have a finished basement but i hate dragging them up and down to eat so i usually do the basement at night after dinner or when DH is home to help).  This room is great bc its right off the kitchen and there is nothing they can break in the room other than the fireplace glass doors.  or thier heads on the fireplace brick ugh! This room also has a bathroom off of it so i dont have to leave them if i have to go.

below is the den also... just looking towards kitchen bath and laundry.  I removed the gate to the kitchen so they LOs come hang with me in the kitchen sometimes.  This is also nice bc after they eat i just plop them out of thier high chairs and they come in the den to play.  But the kitchen floor is starting to get gross bc that how the dogs come in and out and with winter upon us means MUD and LEAVES everywhere ugh!

below is the room i was thinking about moving the kids to.  Its good bc it has built in storage with doors under the big windows.  Is diretcly off the dining room which is a pretty open space that really only has a bar height table and buffet in it that they cant climb on.  Eventually this room connects back to the kitchen though the dining room or foyer.  I will need to get a large 7 foot gate for the opening to the foyer and stairs but thats no big deal.  Undecided if i will switch the furniture or not.

I know its hard to help me out w/o actually being here but any suggestions would be greatly appreciated!

TIA

  • I say if you never use the formal living room to make it into a playroom/playarea.  We only have one living room and it's being taken over by toys.  I'm in the process of getting rid of our office and making it into a playroom.  I just don't like the idea of having my living room cluttered with toys.

  • I have a wool blanket folded over the hearth of our fire place - it works nice and I don't freak out every time DD gets close to it.

We are also finishing our basement, toy room, family room, bath room and a kitchenette.  We are hoping for a completion date of Christmas!!

I vote the formal living room - looks like nice light in there, and I really don't like loose in my living room... mine looks a lot like yours every night!!  I only have one dd and she has to take out ALL her toys!!
