if you were house hunting

and you looked at a house that three dogs occupies (obviously) but they were in the back yard and barking, would you rush your house visit?

 

we were out of town and hired a house sitter/dog walker to stay. We got a showing (YEAH!) but he had to work at his part time place so he put the dogs outside (with water and shade) but one of our dogs has outside anxiety....I am VERY afraid that she  jumped on the windows and barked the entire time...now we are in a quandry cause I don't know if her 'tude will help us sell or hinder us. I am hoping that the next time we have a showing one of us will be around so that a dog walk is possible.

  • I definitely wouldn't check the backyard out, thats for sure. I might be prone to rush the house check, but I'm not sure.

  • When I went house-hunting, there were several houses that I "rushed" through just because the animal hair made me ill. I never discounted a house because of animals, but I calculated the cost of removing the carpets. Sorry - just being honest - good luck!

    ahh- we have this one covered- brand new carpets (replaced less than a week ago) and tile. its identified on the listing.

  • You can have your agent make sure to note to the buyer's agent that you do have dogs that can be rambunctious when outside with people in the house that are unkown to the dogs. That would at least let them know to not be surprised/scared/cut their showing short because of an unexpected incident.

     I've also known agents to let them know what kind/size of dog as well as number of dogs just to take more of the surprise away from the buyers. Depending on the types of buyers they may or may not take a look outside. My DH went outside to look at a backyard at a house that held a great dane and german shephered because they were friendly and he's not shy or scared of dogs.

     The best you can do is prepare them for the dogs so they know what to expect when they get to your home.

  • 100% would not go outside.  I might not rush, but I would certainly be looking more closely for damage caused by dogs in the house.  I would judge.

    This would definitely make me feel more at ease, than just going in without knowing.

  • We had 2 dogs when we sold our house and left them outside when there were showings.  We never had anyone comment that the dogs affected their decision, and we had several offers on the house.

    We did put in our listing that we would pay for professional carpet cleaning and a professional cleaner to do the entire house after the dogs went to our new house.  A lot of people did comment that they liked that.  And the carpet cleaners and professional cleaners did a  great job.

    Even if your carpet is new some people might think that it will be full of hair.  The simple fact is that dogs shed A LOT.  You could just throw in the carpet cleaning, and put it on your listing.  Our house was 2500sqft and we had the carpet in the living room, dining room and 4 bedrooms done (all the rest was tile) it cost us about $300.

     

  • what if people want to check out the backyard? I would tell your dog sitter to take the dogs to the park when people are viewing the house. GL!
