Who in your life is being a real jerk?

It's funny how it's the little things in life that mean the most...not where you live, or what you drive, or the price tag on your clothes... There's no dollar sign on a piece of mind, this I've come to know! *ZBB*

Re: TW Tuesday 10/8

  • FIL has DH convinced that he shouldn’t do anything to our house and we should just put it on the market. I want things done to make it easier to take pics to post online and show the house. For example, our mailbox got knocked off the post. We have a new one, but the post is a custom size so we need to replace it or buy a custom mailbox. Either way, it looks bad as is and we are lucky the mailman is still delivering with our mailbox sitting on the wall. Some of the other things are safety issues like the doors don’t have deadbolts.

  • @NYTino24 I think you should certainly do minor fixes to help sell your house. People look at that stuff! Most potential buyers don't think about the "possibilities" of what they can do with a place, they only see what they see, ya know? Little things, like fixing the mailbox, is important and seems simple enough to me. I'm on your side!

  • Team @NYTino24 over here!

As a person who did some basic reno to our house that we inherited from my mom, then sold it, I can tell you sometimes it's the little things. It does overall depend on what kind of market you're selling in - when it's a buyer's market, all bets are off, and you will be potentially on the hook for whatever the buyer's home inspector finds. But if it's a seller's market, you could get away with doing less. When we bought our house it was a seller's market and fellow buyers were literally waiving contingency clauses in an attempt to be a more attractive buyer.

I do think that if it's an easy or inexpensive fix, you're better off handling it yourself because it's easier for buyers to visualize a house as their own when they don't have to see stuff that they would have to do to fix it.

  • Also @NYTino24 if you do a consult with a listing agent I can almost guarantee they'll tell YH to suck it up and do the repairs. :D

  • @NYTino24 If you don't do them, they'll probably be listed under condition of sale, and at that point need to be done to the buyer's standards - not "I'm just fixing it so we can sell the house" cheap.

    Sanctimommys are my TW today.

    Ugh.

  • @whatsbumpinpumpkin Yup, and that’s what I want to avoid. Plus if enough of that stuff is on people’s mental list then they’ll either not make an offer or take a ton of money off wondering what bigger stuff needs fixing if we don’t do the easy stuff. Side note: my cousin started a handyman side business and wants to charge outrageous prices like $300 to power wash our 1,200 square foot house with our machine. That’s his “family discount” and we would be his first customer. Um, no. I know what I’m forcing DH to do on Friday!!
